The all-important ‘RAJUK Plan Approval Check.’ To weave through the maze of regulations and obtain the coveted RAJUK construction permit, a meticulous dance of various drawings and documents must be orchestrated, all in harmony with the time-tested DHAKA MAHANAGAR IMARAT NIRMAN BIDHIMALA-2008. Now, a recent shift has occurred under the auspices of DHAKA MAHANAGAR IMARAT NIRMAN, UNNAYAN PORIBORTON SANGROKKHON OPOSHARON BIDHIMALA, 2021, falling under the umbrella of the venerable Building Construction Act, 1952 (Act No 1107 1953)’s Section 18.

In this dance of bureaucracy, the spotlight is on the ‘RAJUK Plan Approval Check.’ Whether the landowner takes the lead or opts for the support of a RAJUK enlisted Developer Company, this check is the linchpin. It’s the key to unlocking the door to plan approval and the coveted Construction Permit (CP RAJUK), setting the stage before the first brick is laid in the journey of construction.

 

1st STEP: LAND USE CLEARANCE

 

Land use clearance is the primary part of the process of Plan Approval. After submitting one application to the Town Planning Department of RAJUK, then RAJUK gives a form which is numbered as Form no-101. This form must be submitted with the signature of the Land Owner or any other person who has got the authorization by the Land owner himself/herself on the due time. The owner can also do RAJUK plan approval check through online.

  • Land Registry Copy
  • Via Land Registry Copy
  • Duplicate Carbon Copy (DCR)
  • Mutation Copy
  • Updated Land Tax Copy
  • CS, RS an MS Khatian
  • National ID Card
  • Passport Size Photo-2 Copy
  • TIN Certificate copy of the Land Owner
  • Application Fee as Bank Draft in Favor of RAJUK
  • LUC Application (Form-101)
  • Land Evidence’s main copy’s scanned copy
  • All the Land Documents’ scanned copy

 

 

IF THE LAND IS FOR HOUSING, AT THAT CASES NEEDED DOCUMENTS

 

  • Possession Letter Copy
  • Payment Clearance Copy
  • Lease Deed Copy
  • Allotment Letter
  • Sale Permission(If Applicable)
  • Mutation Permission
  • Layout Plan from Housing Office
  • Re-construction Permission(If Applicable)
  • Time Extension(If Applicable)

 

 

 

2nd STEP:  NECESSARY DATAS GOT FROM RAJUK

 

Through the Land Usage Clearance a few of the things get selected. Like –

 

  • Actual Land Area as per the submitted papers
  • Allowable FAR on this specific land
  • How many areas (Square Feet) could be built.
  • How much areas to be left for front road widening (If required).

 

 

 

3rd STEP: THE NECESSARY DRAWINGS DOCUMENTS NEEDED FOR FILLING UP THE LUC FORM-101:

 

 

  • 1:100 scaled Building plan, elevation and section drawing.
  • 1:200 scaled site layout plan drawing.
  • 1:5000 or 1:10000 scaled Digital Land survey drawing.
  • Map which depicts the location of the Land.
  • Superimposed drawing of RS and CS Khatian map.
  • The width of the nearest Roadside must be included.

 

 

 

4th STEP: PROVIDING APPROVAL OF THE DRAWINGS:

 

 

  • The personnel of respective department will approve the submitted drawings.
  • In this stage, they usually approve the drawings with their signatures including seal.

 

 

GENERAL NOTES:

 

Land Owner has the full right to choose the RAJUK enlisted Architect.

Then his chosen Architect can select –

  • Electrical Engineer
  • Plumbing Engineer
  • Structure Engineer
  • Electro-mechanical Engineer

 

These selected Engineers can signature the Structural Documents that are needed for the building under the Architect.

 

 

BUILDING, ROAD AND STORIES:

 

Generally the road width adjacent to the site will not be less than 6 Meter according to the RAJUK rules. If it is below 6 Meters then necessary Land to be surrendered to gain 6 Meters. And how much stories will be there on the building that will be decided according to the Ward.

 

 

 

SPECIAL PROJECT APPROVAL CONDITIONS:

 

Here the below mentioned projects need special approval to be built.

 

  • If the residential building has more than 36 residential units.
  • In case of the residential building floor having the gross Area above 7500 Square Meter.
  • Including Above 5000 Square Meter Floor Area any of the building except residential building.
  • Having from 40 Katha to 5 Acre of Land Area Apartment complex.
  • Any kind of High-rise building.
  • Any kind of building which has 100m of connection with any of the multiple DAP included main Roads.
  • At the 250 Meter adjacent distance any kind of building which are declared as in danger according to the Environment Department.
  • Including all the Industrial Factories (G-2) and Brick Kilns which are the dangerous building or the Hospitals.
  • At the 250 Meters located any of the projects adjacent to the Traditional buildings declared by the government.
  • 250 Meter adjacent any of the project near the Natural Beauty including area.
  • Any of the building project which is at 250 Meters adjacent distance of any kind of site which has River included.

 

 

In these above kind of conditions the project has to get the special approval from the Authorization.

 

For this special kind of approval through ECPS Certification paper, an application has to be done towards the Authorization.
